Not in the table: Niederanven, Leudelange, Vianden and Lenningen (Canach). Fewer than 10 apartments were sold there in these twelve months, so no official average is published. See the Niederanven, Leudelange and Canach pages for the official figures that do exist there.
Luxembourg City: prices by district
Sale prices are only published for the city as a whole: €10,269 per m² for existing apartments. For the districts, the Observatoire de l’Habitat publishes asking prices (with IMMOTOP.LU, same twelve months): what sellers advertised. The city-wide asking average was €12,086 per m², so asking prices sit above the prices finally registered at the notary.
| District | Average asking price per m² (apartments) |
|---|---|
| Belair | €12,951 |
| Limpertsberg | €12,099 |
| Gasperich | €12,080 |
| Merl | €11,474 |
| Kirchberg | €11,161 |
| Bonnevoie | €10,486 |

How to read these figures
- What the number is. The average price per m² registered in notarial deeds for existing (not new) apartments sold in the commune between 1 July 2025 and 30 June 2026.
- New builds are separate. New apartments (VEFA) sell for more per m² and are published separately; they are on each commune page where enough were sold.
- Houses are not published by commune in this dataset, so the table covers apartments only.
- An average is not a valuation. Within one commune, condition, energy class, floor, outdoor space and parking move the price a long way above or below the average.
- The market now. Nationally, prices in the second quarter of 2026 were 2.2% lower than a year earlier but 1.1% higher than the previous quarter (STATEC).
- Updates. I update this page once a year, when the Observatoire de l’Habitat publishes its new figures.
