Selling your property in Schengen
With 15 existing-apartment sales in twelve months, Schengen is a smaller market: buyers notice quickly when a price is out of line.
- The right price from the start. The average was €6,319 per m² for existing apartments, but sales ranged from €4,301 to €8,059: condition, floor, outdoor space, parking and energy class make the difference. A price set too high at the start makes the sale longer.
- The market right now. Across the country, prices in the second quarter of 2026 were 2.2% below a year earlier but 1.1% up on the previous quarter (STATEC): buyers are back, but they compare.
- Documents to prepare. The energy performance certificate (required to sell), the floor plans and, for an apartment, the condominium accounts and minutes of the last general meetings.
