Luxembourg City is the capital and by far the largest commune in the country, with 137,696 residents at the end of 2025 according to the city’s own register. It is divided into 24 districts (quartiers) — from the historic centre and Kirchberg to Belair, Limpertsberg, Bonnevoie and Gasperich — and prices vary widely from one to the next.
Getting around has changed a lot: since 2 March 2025 the tram runs the full 16 km of line 1, from Findel / Luxembourg Airport through Kirchberg and the central station to Stadion, and public transport in Luxembourg has been free since 1 March 2020.
Buyers range from first-time buyers looking for a studio near the tram to families looking for a house in a quieter district. For sellers, the district, the building and the exact address matter as much as the city average.

Selling your property in Luxembourg City
In the capital the average hides big differences: the usual range for existing apartments runs from €6,991 to €14,126 per m². Where your property sits in that range depends on the district, the building and the property itself.
- The right price from the start. The average was €10,269 per m² for existing apartments, but sales ranged from €6,991 to €14,126: condition, floor, outdoor space, parking and energy class make the difference. A price set too high at the start makes the sale longer.
- Competition from new builds. New-build apartments sold for €12,162 per m² on average. If you are selling an existing apartment, its condition and energy class are what buyers weigh against a new one.
- The market right now. Across the country, prices in the second quarter of 2026 were 2.2% below a year earlier but 1.1% up on the previous quarter (STATEC): buyers are back, but they compare.
- Documents to prepare. The energy performance certificate (required to sell), the floor plans and, for an apartment, the condominium accounts and minutes of the last general meetings.

Why Work With Daniela in Luxembourg City
In the capital, two apartments with the same surface can be far apart in price because of the district, the building and the floor. I base every valuation on the official prices registered in notarial deeds for Luxembourg City, then adjust for what makes your property different: its condition, energy class, floor, outdoor space and parking.
I work in English, French and Italian, so buyers and sellers can deal with me in their own language. I am affiliated with RE/MAX One.
