Bertrange sits about 6.5 km west of Luxembourg City, next to Strassen. With 9,097 residents in 2025 (STATEC), it is a mid-sized commune, but it plays a bigger role than its size suggests: two of the country’s best-known shopping centres, La Belle Étoile on the route d’Arlon and City Concorde on the route de Longwy, are in Bertrange, and the European School Luxembourg II stands on its border with Mamer.
Beyond the main town, the commune includes Helfenterbruck, a wooded, semi-rural residential area. Together they offer a choice that is rare this close to the capital: apartments within reach of the train and the shops, and quieter houses with more green around them.
That mix explains who buys here: families who want the European School nearby, people working in the city who want a shorter trip than from further out, and buyers who prefer a commune address to a city district at a similar price.

Selling your property in Bertrange
Buyers in Bertrange compare closely with Luxembourg City and Strassen, so the asking price has to be right for the specific property, not just for the commune.
- The right price from the start. The average was €10,081 per m² for existing apartments, but sales ranged from €7,548 to €13,220: condition, floor, outdoor space, parking and energy class make the difference. A price set too high at the start makes the sale longer.
- Competition from new builds. New-build apartments sold for €12,245 per m² on average. If you are selling an existing apartment, its condition and energy class are what buyers weigh against a new one.
- The market right now. Across the country, prices in the second quarter of 2026 were 2.2% below a year earlier but 1.1% up on the previous quarter (STATEC): buyers are back, but they compare.
- Documents to prepare. The energy performance certificate (required to sell), the floor plans and, for an apartment, the condominium accounts and minutes of the last general meetings.
