Esch-sur-Alzette - usually just called Esch - is Luxembourg's second-largest city, with around 36,000 residents and a personality very different from the capital. Built on the country's southern industrial heritage (the steel works that powered Luxembourg's economy for over a century), Esch has reinvented itself as a university town, a cultural hub (it was European Capital of Culture in 2022), and an affordable alternative to Luxembourg City for both buyers and renters.

The Belval campus of the University of Luxembourg sits on the western edge of the city, occupying a stunning post-industrial site where the old steel-furnace blast towers have been preserved and integrated into modern academic and research buildings. The campus drives a steady demand for student rentals (1-bedroom and 2-bedroom apartments are the sweet spot) and has anchored a wave of new residential and commercial construction in Belval, Esch-Belval and Belvaux.

The historic city centre - around the rue de l'Alzette pedestrian street and the Place de l'Hotel-de-Ville - has its own rhythm: independent shops, multilingual restaurants, the new Esch theatre, and a strong Portuguese, Italian and French immigrant heritage that gives the city a Mediterranean energy you don't find in Luxembourg City.

For property, Esch sits noticeably below the capital on the price scale - apartments at 6,500-8,000 EUR/sqm are the norm, with some Belval new-builds pushing toward 9,000 EUR/sqm. The rental market is the strongest in the country outside Luxembourg City, driven by students, cross-border French workers and young professionals priced out of the capital. For investors, Esch is one of the few markets where rental yields still make conventional sense.

What about the commute to Cloche d'Or?

Around 25-30 minutes by car. There is no direct train to Cloche d'Or - you would change at Luxembourg Central Station or take the bus.
