Kirchberg is the plateau to the north-east of Luxembourg City’s centre, across the Grand Duchess Charlotte Bridge (the “Red Bridge”). It had 10,982 residents at the end of 2025, according to the City of Luxembourg.
It is where many European institutions are based, including the Court of Justice of the European Union and the European Investment Bank, along with banks, the Philharmonie and the Mudam modern art museum.
Being able to walk or take the tram to work is a large part of the plateau’s appeal, so for sellers the building, the floor and the distance to the tram matter a great deal.

Selling your property in Kirchberg
- The right price from the start. Apartments in Kirchberg were advertised at €11,161 per m² on average, but an asking price is not a sale price: buyers compare with what has actually sold and negotiate. A price set too high at the start makes the sale longer.
- Your district against the city. Across Luxembourg City, apartments were advertised at €12,086 per m² on average; Kirchberg was about 8% below that.
- The market right now. Across the country, prices in the second quarter of 2026 were 2.2% below a year earlier but 1.1% up on the previous quarter (STATEC): buyers are back, but they compare.
- Documents to prepare. The energy performance certificate (required to sell), the floor plans and, for an apartment, the condominium accounts and minutes of the last general meetings.
