Across the country, prices in the second quarter of 2026 were 2.2% lower than a year earlier but 1.1% higher than in the first quarter (STATEC). Every street moves differently — which is why a personal valuation matters.
What affects your property’s value
- Location — commune and neighbourhood, transport, schools and shops nearby.
- Size and layout — living area, number of bedrooms, a practical floor plan.
- Energy class — buyers compare running costs and renovation needs. How energy class affects value.
- Condition and recent works — kitchen, bathrooms, windows, heating.
- Floor, lift, outdoor space and parking — balcony, terrace or garden, garage or parking space.
- For apartments, the building — its condition, planned works and monthly charges.
Questions owners ask
Is the valuation really free?
Yes. The online estimate and Daniela’s personal valuation are free and without obligation. You decide afterwards whether to sell, and with whom.
What is the difference between the online estimate and a personal valuation?
The online estimate uses average prices per m² and the details you enter. A personal valuation also takes into account what a formula cannot see — condition, light, view, noise, the building — and recent comparable sales.
Do I need an energy performance certificate to sell?
Yes. In Luxembourg an energy performance certificate (CPE) is required to sell a property, and the energy class must be shown in the advertisements. Have it ready before the property goes on the market.
Do I pay tax when I sell?
The sale of your main residence is exempt from capital gains tax. For other property, such as a second home or a rental investment, a tax on the gain may apply depending on how long you have owned it; your notary or tax adviser will confirm your case.
How quickly will I hear back?
The online estimate appears immediately after you send the form. For a personal valuation, Daniela contacts you personally.
