Bertrange and Strassen sit side by side on the western edge of Luxembourg City. They share a railway station, they are a few minutes apart by road, and buyers who look at one almost always look at the other. On a map they seem interchangeable. In the official figures they are close, but not identical — and the differences matter once you know where to look.
This guide puts the two communes next to each other using only official sources: prices registered in notarial deeds and asking prices published by the Observatoire de l’Habitat, resident numbers from STATEC, and the transport and school facts you can check yourself. Whether you are thinking of buying or of selling, the aim is the same: to see clearly what each commune offers and what the numbers really say.

- What existing and new-build apartments actually sold for in each commune (official notarial figures)
- What sellers are asking for apartments and houses, and how asking prices have moved since 2022

Three things stand out. First, existing apartments sold for almost the same price per square metre in both communes — €10,081 in Bertrange, €9,983 in Strassen, a gap of about 1%. Second, Bertrange had a real new-build market over the period, with 19 sales at €12,245 per m², while Strassen had too few new-build sales for an average to be published. Third, asking prices for apartments fell further in Bertrange than in Strassen between 2022 and 2025.
Location and Getting Around
Strassen is the first commune west of the capital along the route d’Arlon (N6), the main road into Luxembourg City. It borders Luxembourg City to the east, Bertrange to the south, Mamer to the west, and Kopstal and Kehlen to the north.
Bertrange lies about 6.5 km west of Luxembourg City, just south of Strassen. It is reached from the capital by the route d’Arlon or the route de Longwy. Besides the main town, the commune includes Helfenterbruck, a wooded, semi-rural residential area.
The two communes share Bertrange-Strassen station, on CFL line 50 — the first stop after Luxembourg station on the line towards Kleinbettingen and Arlon. And like everywhere in the country, buses, trams and trains have been free since 1 March 2020 (first class excepted).
Shops, Schools and Daily Life
Bertrange is home to two of the best-known shopping centres in the country: La Belle Étoile on the route d’Arlon and City Concorde on the route de Longwy. For residents of both communes, they are the everyday shopping destination.
The European School Luxembourg II stands at 6 rue Gaston Thorn in Bertrange, on the border with Mamer. It is a major reason international families look at this side of the city, and it is within easy reach from Strassen too. Both communes also run their own public primary schools (école fondamentale).
Strassen has a strongly international population: 59.5% of its residents were foreign nationals in 2025, according to STATEC.
When two communes are this close in price, the commune average stops being useful on its own. What decides the value of a specific apartment is the building, the floor, the energy class, the outdoor space and the parking — and, here, how far it is from the station and the route d’Arlon. That is why I always start a valuation from the official registered prices and then look at the property itself, rather than at an asking price seen online.
What the Prices Really Say
Sale prices versus asking prices. In both communes, apartments were advertised at a noticeably higher price per m² than they actually sold for: €11,131 asked against €10,081 registered in Bertrange, €10,680 asked against €9,983 in Strassen. The two figures do not measure exactly the same thing — listings include new builds and properties that never sell — but the gap is a useful reminder that an asking price is a starting point, not a result.
New builds. In Bertrange, new-build apartments sold for €12,245 per m² on average, about 21% more than existing ones. Anyone selling an existing apartment there is compared with that new supply, and condition and energy class weigh heavily in that comparison. In Strassen, with fewer than 10 new-build sales in the period, that comparison is less direct.
The trend. Asking prices for apartments fell by about 12% in Bertrange and about 4% in Strassen between the calendar years 2022 and 2025. Averages also move with the mix of properties on offer each year, so they are a direction, not a precise valuation. Nationally, STATEC reported prices in the second quarter of 2026 2.2% below a year earlier but 1.1% up on the previous quarter.
Against the capital. Existing apartments in both communes sold just below Luxembourg City, where the average was €10,269 per m² over the same period, and well above the national average of €7,712.
If You Are Selling in Bertrange or Strassen
Buyers who look at one of these communes will almost always compare with the other, and with the western districts of the city. That makes pricing more demanding:
- Start from what sold, not from what is listed. The registered averages (€10,081 and €9,983 per m²) are the reference; the usual ranges (from about €6,800–7,500 to about €13,200 per m²) show how far an individual property can sit from the average.
- Be clear about what makes your property different. Floor, view, outdoor space, parking, energy class and distance to the station are what buyers weigh between two otherwise similar apartments.
- Prepare the documents early. The energy performance certificate is required to sell; for an apartment, the condominium accounts and the minutes of the last general meetings are also asked for.
- Avoid a high opening price. In a market where buyers compare closely, a price set too high at the start usually makes the sale longer.
For the full official figures of each commune, see the Bertrange and Strassen pages.
- Existing apartments sold for almost the same price in both communes: €10,081 per m² in Bertrange, €9,983 in Strassen.
- Bertrange had a real new-build market (€12,245 per m², 19 sales); Strassen had too few new-build sales for an average.
- Both share Bertrange-Strassen station on line 50, the first stop after Luxembourg station.
- Bertrange has La Belle Étoile, City Concorde and the European School Luxembourg II; Strassen sits on the route d’Arlon right next to the city.
- Asking prices are above sale prices in both communes — value a property from what sold, then adjust for the property itself.
