Esch-sur-Alzette and Differdange are the second- and third-largest communes in Luxembourg, with 38,275 and 31,421 residents at 1 January 2026 — nearly 70,000 people between them. Both have several railway stations with trains to Luxembourg City, and in both, existing apartments sold below the national average per square metre. On paper they look alike. The official figures, though, hold a surprise: over the last twelve months, existing apartments sold for more in Differdange than in Esch.
This guide puts the two communes next to each other using only official sources: prices registered in notarial deeds and asking prices published by the Observatoire de l’Habitat, resident numbers from STATEC, and railway facts you can check yourself. Whether you are thinking of buying or of selling, the aim is the same: to see clearly what each commune offers and what the numbers really say.
- Which railway stations each commune has, and how each one connects to Luxembourg City
- What existing and new-build apartments actually sold for in each commune (official notarial figures)
- Why existing apartments sold for more in Differdange, even though Esch is the larger commune
- What sellers are asking for apartments and houses, and how asking prices have moved since 2022

Three things stand out. First, existing apartments sold for more in Differdange than in Esch-sur-Alzette — €6,768 per m² against €6,427, about 5% more — even though Esch had slightly higher asking prices for apartments. Second, Esch had a real new-build market over the period, with 22 sales at €8,678 per m², while Differdange had too few new-build sales for an average to be published. Third, asking prices for apartments fell in both communes between 2022 and 2025, a little more in Esch than in Differdange.
Location and Getting Around
Esch-sur-Alzette is the second-largest commune in Luxembourg. It has two railway stations: Esch-sur-Alzette and Belval-Université, both with trains to Luxembourg City.
Differdange is the third-largest commune. It is made up of four localities — Differdange itself, Niederkorn, Oberkorn and Lasauvage — and has three railway stations: Oberkorn, Differdange and Niederkorn, all on the line that runs from Luxembourg City to Rodange.
Between them, the two communes have five stations with trains to the capital. And like everywhere in the country, buses, trams and trains have been free since 1 March 2020 (first class excepted).
For anyone pricing a home, the number of stations has a practical consequence: within the same commune, two apartments of similar size can sit at very different distances from the nearest platform. That distance is one of the details that separates one property from another, and it is invisible in a commune average.
Belval, the Localities and Daily Life
Esch-sur-Alzette’s Belval district is the main site of the University of Luxembourg and home to the Rockhal concert venue. It also gives its name to one of the commune’s two stations, Belval-Université.
Differdange works differently: it is not one town but four localities — Differdange, Niederkorn, Oberkorn and Lasauvage — grouped in a single commune, three of which give their names to its railway stations.
This matters when you read the price figures. The Observatoire de l’Habitat publishes its figures for the commune as a whole, so the Differdange average combines all four localities, and the Esch average covers Belval and the rest of the commune together. A commune average is a summary of very different streets and buildings, which is exactly why the usual ranges are so wide: from €4,147 to €8,709 per m² in Esch, and from €4,796 to €8,574 in Differdange.
When the smaller of two communes sells for more than the larger one, the lesson is simple: the name of a commune does not set a price. The usual ranges in Esch and Differdange overlap almost entirely, so what decides the value of a specific apartment is the building, the floor, the energy class, the condition, the outdoor space and the parking — and how far it is from the nearest station. That is why I always start a valuation from the official registered prices and then look at the property itself, rather than at an asking price seen online.
What the Prices Really Say
Differdange ahead for existing apartments. Existing apartments sold for €6,768 per m² on average in Differdange and €6,427 in Esch-sur-Alzette, a gap of about 5%. Both averages rest on more than 200 registered sales (223 and 239), so neither depends on a handful of transactions. The difference is clearest at the lower end: the usual range starts at €4,796 in Differdange against €4,147 in Esch, while the top of the two ranges is close (€8,574 and €8,709).
Sale prices versus asking prices. In both communes, apartments were advertised at a higher price per m² than they actually sold for: €7,325 asked against €6,427 registered in Esch, €7,198 asked against €6,768 in Differdange. The gap was wider in Esch. The two figures do not measure exactly the same thing — listings include new builds and properties that never sell, and asking-price averages move with the mix of properties on offer — but the gap is a useful reminder that an asking price is a starting point, not a result.
New builds. In Esch-sur-Alzette, new-build apartments sold for €8,678 per m² on average, about 35% more than existing ones, with a usual range of €7,449 to €10,470. Even the bottom of that range sits above the average for existing apartments in the commune. When pricing an existing apartment in Esch, it helps to know where new builds stand, because condition and energy class are the most visible differences between the two. In Differdange, with fewer than 10 new-build sales in the period, that comparison is less direct.
The trend. Asking prices for apartments fell by about 10% in Esch (from €8,232 to €7,392) and about 8% in Differdange (from €7,835 to €7,221) between the calendar years 2022 and 2025. Averages also move with the mix of properties on offer each year, so they are a direction, not a precise valuation. Nationally, STATEC reported prices in the second quarter of 2026 2.2% below a year earlier but 1.1% up on the previous quarter.
Against the capital and the country. Existing apartments in both communes sold below the national average of €7,712 per m² and well below Luxembourg City, where the average was €10,269 over the same period. New-build apartments in Esch, at €8,678, sold above the national average for existing apartments.
If You Are Selling in Esch-sur-Alzette or Differdange
Both communes recorded more than 200 sales of existing apartments over the period, which gives a clear reference to price against. That reference is where a good price starts:
- Start from what sold, not from what is listed. The registered averages (€6,427 per m² in Esch, €6,768 in Differdange) are the reference; the usual ranges (from about €4,100–4,800 to about €8,600–8,700 per m²) show how far an individual property can sit from the average.
- Be clear about what makes your property different. Floor, outdoor space, parking, energy class, condition and distance to the station — Esch has two, Differdange three — are what set one apartment apart from another of similar size.
- Prepare the documents early. The energy performance certificate is required to sell; for an apartment, the condominium accounts and the minutes of the last general meetings are also asked for.
- Avoid a high opening price. In both communes, asking prices already sit above what actually sold, and a price set too high at the start usually makes the sale longer.
For the full official figures of each commune, see the Esch-sur-Alzette and Differdange pages.
- Existing apartments sold for more in Differdange (€6,768 per m²) than in Esch-sur-Alzette (€6,427), about 5% more.
- Esch had a real new-build market (€8,678 per m², 22 sales); Differdange had too few new-build sales for an average.
- Esch has two stations (Esch-sur-Alzette and Belval-Université); Differdange has three (Oberkorn, Differdange and Niederkorn), all with trains to Luxembourg City.
- Both communes sold below the national average of €7,712 per m² and well below Luxembourg City (€10,269).
- Asking prices are above sale prices in both communes — value a property from what sold, then adjust for the property itself.

What is Belval?
